Our Fixed Legal Fees

We charge fixed legal fees for most standard residential remortgage transactions.

VAT is payable on our legal fees and certain disbursements at the prevailing rate, currently 20%.

Any quotation provided is an estimate only and may be revised if additional work becomes necessary during the transaction. We will notify you in advance of any significant increase in costs where reasonably possible.

Disbursements

Disbursements are costs payable to third parties during the remortgage transaction. We handle payment of these disbursements on your behalf to assist the smooth progression of your matter.

Please note:

  • Some lenders require full searches whilst others permit search indemnity insurance.

  • Some disbursements are subject to VAT and others are not.

  • Leasehold properties generally incur additional disbursements due to landlord or management company requirements.

Circumstances Which May Increase Costs

Additional fees may apply where the transaction involves additional work or complexity, including where:

  • the property is leasehold;

  • the property is subject to a management company;

  • the remortgage needs to be expedited;

  • enhanced due diligence or electronic ID checks are required;

  • you are resident outside the UK;

  • there is a second charge or Help to Buy equity loan;

  • title defects or legal issues arise;

  • indemnity insurance policies are required;

  • the lender imposes additional requirements; or

  • the title is unregistered or defective.

If additional work becomes necessary, we will discuss this with you and provide details of any additional fees before they are incurred wherever possible.

Likely Timescales

The average remortgage transaction takes approximately 4 to 6 weeks from receipt of mortgage instructions to completion and registration at HM Land Registry.

However, timescales can vary depending on:

  • whether the property is leasehold;

  • delays in receiving mortgage instructions;

  • delays in obtaining landlord or management company information;

  • lender-specific requirements;

  • title defects or legal issues; and

  • whether a Help to Buy authority or second charge lender is involved.

What Our Service Includes

Our legal fees for a standard residential remortgage transaction will usually include:

  • taking your instructions and providing initial advice;

  • obtaining official copies of the title documentation from HM Land Registry;

  • reviewing your mortgage offer and reporting to you on the terms;

  • complying with your lender’s legal requirements;

  • applying for searches or arranging search indemnity insurance where appropriate;

  • obtaining redemption statements from your existing lender;

  • preparing a completion statement;

  • arranging execution of the mortgage deed;

  • agreeing and arranging a completion date;

  • redeeming your existing mortgage on completion;

  • transferring any surplus funds to you following completion; and

  • registering your new lender’s charge at HM Land Registry.

Excluded Work

Unless specifically agreed in writing, our standard remortgage fees do not include:

  • tax or financial advice;

  • lease extensions or variations;

  • trust documentation;

  • matrimonial or co-ownership advice;

  • advice relating to planning or construction issues;

  • resolving complex title defects;

  • Court of Protection matters;

  • probate-related work; or

  • representation in disputes or litigation.

Where additional work outside the scope of a standard remortgage transaction becomes necessary, we will discuss this with you and provide a separate estimate of costs.

Who Will Carry Out the Work?

Your matter will be handled by an experienced conveyancing solicitor, licensed conveyancer or suitably supervised conveyancing executive.

Details of the individual handling your transaction, including their qualifications and level of experience, will be provided to you at the outset of the matter.

Our team brings together over more than 10 years of combined experience in delivering high-quality legal services in all aspects of residential and commercial conveyancing. We have particular expertise in advising on high-value property purchase and sales. Your matter may be handled by any one of four team members, all of whom operate under the supervision of Raphael Newton, Director and Head of Residential and Commercial Conveyancing.

Raphael Newton – Director |COLP | COFA

Raphael Newton leads the department and has over 10 years of experience in Conveyancing, with a focus on Residential and Commercial conveyancing. Since qualifying in 2016, he has supported hundreds of individuals and families through the conveyancing process. Raphael Newton holds an Honours degree in Law from South Bank University. He completed her training contract at A.Vincent Solicitors and joined our firm in 2018, becoming a Director in 2018. He continues to develop his expertise through ongoing professional training in Residential and Commercial Conveyancing. He is also fluent in French, allowing him to assist a diverse range of clients.

Fadeke Oralusi – Senior Solicitor

Fadeke qualified as a solicitor in 2022, having studied at the BPP University achieving Graduate Diploma in Law and the Legal Practice Course. A longstanding member of our conveyancing team, Fadeke has extensive experience with complex residential and commercial conveyancing, having handled over a 100 such matters. She is also fluent in Yoruba, allowing her to assist a diverse range of clients.

Folake Coker – Director | Senior Solicitor

Folake has been part of our conveyancing team since qualifying as a solicitor in 2017. She holds a LLB Law degree from the London Metropolitan University of Sheffield and completed his legal training at the London Metropolitan University. Before joining us, John gained experience in residential conveyancing, probate, immigration, and commercial property. Since qualifying, he has successfully advised on over 100 residential and commercial matters and continues to build his specialism in this field.
